Q: How does the process work to sell my house?

Step 2: We will call you to set up an appointment to view your home, discuss your situation, and see how we can help.
Step 3: We make you an offer for your home.
Step 4: You decide if the offer works for you. If so, a contract is written up and signed by both parties, a closing date is set to purchase your home, and we take care of all the details.
Step 5: On the day you pick to close, you will go to the title company (or other arrangements will be made if you cannot go to the title company) to sign the paperwork required to sell your house. We will make it fast and easy for you.
Q: What types of property do you buy?

Q: Will you be listing my house or actually buying it?

Q: Do I need to make any repairs for you to buy my house?

However, we will allow some people to stay in the property after we purchase it for a period of time up to 1 month. This typically is at no charge back to you.
Q: What if the owner/co-owner doesn’t live in the area?
Most of our closings can actually be done remotely. All you need to do is meet with a notary, which we can arrange, and sign the paperwork.
Q: What if my mortgage is not current?
Call us immediately! Some banks are very diligent on taking properties back from the owner. We are experienced in negotiating with banks, and in some cases, reducing the amount of penalties you owe.
Q: What if my property has back taxes, judgements or other liens?
This is a unique question that completely depends on the circumstances. However, we have purchased properties with all sort of issues.
Q: Does the property need to be cleaned once a deal is made?
No, you just get the items you want, or let us know what you are going to leave and we will arrange to empty the property.
Q: Do you pay fair prices for properties?
We are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. Q: How do you determine the price to offer on my house?
Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. Q: How are you different from a real estate agent?
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell, make repairs, go through showings, inspections and who don’t mind giving up some of that sale price to pay for the commissions.
